Large New England Aggregation

Area
The aggregation comprises three properties totaling 1,935 Ha (4,780 Acres)
Little Ben - approximately 657 hectares
Big Ben - approximately 635 hectares
Ben View - approximately 643 hectares

Situation
Little Ben, Big Ben and Ben View are located approximately 35-40km northwest of Glen Innes via the sealed Emmaville road.

Description
The topography ranges from creek and river flats, through to gently undulating and granite hilly grazing country. The soils are productive blue granite styles where the quality of the country is demonstrated through the size and type of trees throughout the properties - the timber being predominately apple and yellow box, considered to show the quality and sweetness of the country. Whilst not regularly cultivated, there is approximately 500-550 hectares - covering 27 paddocks - which could be considered arable or partly arable.
The land area is subdivided into approximately 54 main paddocks: Big Ben with 19; Little Ben with 20 and Ben View with 15. All internal fencing is in good stockproof condition, as is the boundary fencing.
Both Big Ben and Little Ben enjoy a substantial frontage to the reliable Severn River and feature spring-fed creeks and gullies. Dams are located in all paddocks in addition to a reticulated trough water system on Big Ben and Little Ben via an equipped well, supplying tanks and troughs on the northern side of the property. There is a substantial solar pump system supplying tanks and troughs on the southern side of the properties.

Improvements
Three homesteads plus a vast compliment of other improvements

Summary
The aggregation of the three properties Big Ben, Little Ben and Ben View offer an opportunity to secure an extensive property that has been largely held by the same family for over 130 years.
The Scherf family have run a successful farming and grazing operation over four generations and have reluctantly decided to market the properties to finalise the family holdings due to the pending retirement of the current custodians.
The aggregation represents a rare opportunity for investors looking to secure a large productive New England property.
